Luken Beck were delighted to obtain unanimous support from the New Forest planning committee for the first phase of a residential led local plan allocation at ‘Land North of Totton’. The scheme brings forwards the first 280 homes from the allocation which is made up of a significant number of land interests, and will ultimately deliver over 1,000 homes, employment land, a new primary school and a local centre providing community and commercial uses.

Luken Beck were tasked with drafting and negotiation on a planning performance agreement, leading pre-application engagement with the LPA and community stakeholders, and negotiating approval of proposals. This involved extensive negotiation on the capacity of the site, appropriate building densities and Green Infrastructure delivery, in order to convince officers to take opportunities to maximise the efficiency of the site for housing while also securing support from the Highways Authority on an access strategy that ‘plan ahead’ to enable comprehensive delivery of the wider allocations via new junctions on the A36/Salisbury Road.
